2. Who will pay your commission?
Our Buyer Agency Contract is an agreement that says I will work as your agent, on your
behalf, representing your interest. This means you, as my client, are responsible for a
specified commission. I do everything to save you more than what you spend on my fee.
3. Your commission is based on a percentage of the sales price. So, don't you really
want me to pay as much as possible for my house?
NO. I am legally obligated to work for a client's best interests. I believe that helping
each of my clients get the best price and terms will pay large dividends in the future.
Most of my business comes by referrals from happy clients.
4. How long does the buyer agency contract last?
Usually the contracts go on for 3 months to a year, but I'm so confident my efforts will
satisfy clients that a buyer agency contract can be signed for termination with one day
cancellation notice. Of course, I would still follow up on those properties previously
considered.
5. What happens in the case of a conflict of interests?
The best interests of a client must come before all others.
The following fiduciary duties are what an agency (and all of its agents) owes to a client:
- undivided loyalty
- reasonable care
- full disclosure
- obedience
- confidentiality
- accountability
These should not be compromised under any circumstance.
When a conflict of interests happens (eg. a client in a buyer agency relationship is
interested in a property I am listing), the situation must be disclosed to all parties
involved. In this case, my client is the owner and the buyer / tenant will be a costumer.
6. Why do I need a Buyer's Agent?
In Hungary and in most other parts of the world, real estate agents have the
responsibility to represent the best interest of their client.
Traditionally, all agents involved in any transaction represent the owner.
Many people believe that the agent that they work with represents them. This is not
so.
All local listing agents involved in the transaction are obligated to get the owner the best
possible price and terms.
In this arena, nobody is looking out for the buyer.
As a Buyer's Agent, I help level the playing field by representing the my client's interest.
When you ask my opinion on the list price, you will receive my opinion of that property's
market value, not the listing agent's or the owner's desired price. Throughout the
process you will be able to relax in the knowledge that a full-time professional is
working for you - not against you.
7. Will you guarantee to save me money?
While I can't guarantee that you will save money on the purchase of your new home, I
will guarantee to try to provide all the necessary information you'll need to make an
informed offer and I will actively work and negotiate on your behalf.
I cannot control the whims of the owner, but I will help make you an informed buyer (or
tenant if you are getting ready to rent). I will also assist you in finding the best service
providers for your needs: contracting lawyers, home inspectors, home refurbishing
companies, relocation specialists or home managing companies.
8. How to proceed & communicate?
The only thing you need do is contact me and give an idea of what you would like to
accomplish. I can guide you from there.
All information shall be confidential. The more you provide the better I can respond, but
getting in touch is the most important step.
