District III - Óbuda - Aquincum

Óbuda (Old Buda) is the oldest part of
Budapest situated on the right bank of the
Danube.

District 3 lies on the ruins of the huge,
ancient military camp of Roman legionaries
called
Acquincum, the northernmost frontier
of the Roman Empire in continental Europe.
Consequently, several amphitheatres and
artifacts have been unearthed here.

Medieval Óbuda used to be a suburb filled
with silk refineries and boat factories,
forming part of Budapest by the time of its
unification in 1873. Óbuda was inhabited
mostly by german-speaking Swabian
farmers, and, because of its village-like
atmosphere, was a favorite place of the
petite bourgeoisie of Pest for outings.

In the late 1960's, the one-story houses
were pulled down, with only a couple of
'islands' being spared, which not only put a
stop to the Sunday pilgrimages from Pest,
but allowed for the construction of the drab,
uncomfortable pre-fab houses (
panelház)
that still spoil the cityscape.

Nowadays Óbuda is a trendy neighborhood
for big spending yuppies. Lots of
developments going on, lots more bars and
fine restaurants - for example, Cafe Rolling
Rock - and the way-swank Dock Backstage
Bistro located on the former
ship-manufacturing island.

Advantages: Be somebody.

Disadvantages: you will need a car to be
somebody, and even then, you will need a
special set of nerves to endure rush hour
traffic. Or take the
HÉV, and be a nobody.

District XI - Újbuda (new Buda)

This district in South Buda includes the more
central and congested Kelenföld, which
houses two large universities, the
Technical
University and lots of its dorms, and the ELTE
University of Sciences; as well as famous
Gellert-hegy and scenic Sashegy (Eagle Hill).
District 11 is where the bourgeois of Buda
lived before they took to the hills, but the area
remains quite affluent.

A new subway line called Metro 4 is under
construction, which will have
all of its 5
Buda-side stops in district 11, making the
busy inner (Kelenföld) part of the district an
even better investment spot and more
convenient place to live.

The Sashegy and Sasad areas are quite nice
neighborhoods to live for families, though
they are more convenient with a car, similarly
to most nice places of Buda. I live in the
Sasad-Sashegy area, and my teen-age
daughters get around quite well on public
transportation (numerous bus-lines and tram
59). International schools are also close
proximity.

Advantages: You are in Buda and it is not
expensive! Plus, nearby are the developing
Budaörs Shopping City and highways M7 and
M1.

District XII - The Buda Hills

District 12 is often called 'the lung of
Budapest'. Greenery and woods cover the
Buda Hills. District 12 is, therefore, a pretty
nice and expensive neighborhood. With one
hill after another, you've got winding roads,
large houses and beautiful hiking trails.
Clean air, a couple of bus lines - what more
could you ask for?

The hills are ideal for nature walks and to get
some fresh air and tranquility after the busy
city center.

People even ski at
Normafa, when there is
some snow in the winter. It is a great place to
teach your kids to ski before you take the
family to more professional ski resorts in
Austria or northern Italy.

In warmer seasons, Normafa is a perfect spot
for strolling, sitting on the benches and taking
in the view.  My kids secretly organized a
birthday picnic for me at Nomafa a few years
ago. We sat in the grass and had
home-made goodies while watching the
spectacular view. If you visit Normafa, don't
miss the local strudel (rétes). It is sold out of
a little log cabin. This fluffy pastry is filled with

District XIII - Újlipótváros, Angyalföld

Just north of
Szent István Körút is Újlipótváros,
a nice neighborhood wedged between
Nyugati
and the river. Not too busy and not too dull, it
may be one of the best parts of the Pest side
that can still be called downtown. Quite clean
and well kept,
Szent István park was just
reworked to make a beautiful walkway
alongside the river in view of Margit Island.
Safe at night, too.

North of that is Angyalföld (angel land) a bit
seedier, more working class - and
Duna
Plaza shopping mall. A little far out and not so
great - better to stick to
south of the Árpád
bridge.

Advantages: good location, nice people, clean
and safe.

Disadvantages: You have to cross the river for
private international schools.
District XIII and XIV, Budapest

District XIV - Zugló

Very green for pest, relatively quiet, and
populated mostly with family homes. Just on
the other side of Városliget (City park), district
14 is not far off the beaten trail, yet its only
major forms of transportation are one stop on
the yellow M1 line, the end of the red M2 line,
and many trams and trolley-buses
criss-crossing over it. Not a good place for
night transportation, so don't throw a big party
unless you want people staying over all night.

Advantages: family life in a not too expensive
milieu.
District XXII - Budafok and Tétény

Budafok-Tétény is Budapest’s District 22,
located in the southwestern area of the
capital, on the Buda side of the Danube.

The settlements of
Budafok, Nagytétény and
Budatétény were united in 1950. Some parts
of the district are ideal for wine production
because of the Tétényi plateau and its slopes
along the Danube. It is no wonder that
Budafok is called the town of wine and
champagne and Hungary’s major wine and
champagne companies have set up in the
district.

The
Campona mall with a unique aquarium, a
modern multiplex movie theater, many
restaurants, a large supermarket and lots of
shops of different sizes introduced changes
to the lifestyles of locals.

The other major investment is the Harbor
logistics park on a former pig farm. District 22
is a great location where, in addition to
ground transportation, the Danube and its
port could be exploited. It is close to road No 6
which eventually takes you to M0, M1 and M7.

Disadvantages: The construction of the new Metro line temporarily makes traffic on Bartók
Béla út and Móricz Zsigmond körtér particularly bad.

apples, cherries, plums, cottage cheese, and whatever the season allows. Yum!

Advantages: quiet, picturesque, close to
private schools.

Disadvantages: some busy streets with busy traffic jams.

Disadvantages: difficult transportation situation, far from private international schools.

Property prices have risen in the district, but demand is mainly for houses in the green
areas. The most sought-after properties are in the upper parts of
Rózsavölgy - the elite
quarter - with cool views of the Gellért hill and Sashegy. Artists love the area and several
famous musicians reside nearby.
